One site, not a portfolio, a 7,000 m² business park in Marijampolė, two kilometres off Via Baltica and half an hour from the Polish border. It is at planning stage: the land is acquired and design is under way.

Three buildings are planned on one fenced site on Gamyklų street: production, commercial and warehousing. They are laid out around a shared yard so goods traffic and customer traffic never cross. The space between them is divided to requirement: unit boundaries are drawn around your process while design is still under way and construction has not started.

Why Marijampolė

Marijampolė sits on Via Baltica, the road freight takes from the Baltics into Poland and Central Europe. The Polish border at Kalvarija is half an hour away, Kaunas forty-five minutes, and the port of Klaipėda under three hours.

In practice that means a lorry leaving here in the morning unloads in Warsaw the same day. Land and construction cost less than in Vilnius or Kaunas, and the Suvalkija region already runs manufacturing and metalworking plants, so trained people do not have to be recruited from another city.

What comes next

What can still be changed

Design and statutory approvals are in progress. Construction is planned to start next year and the first units to be handed over about eighteen months from now. Tenants who commit before construction starts can still shape their unit layout, gate positions and power distribution, later those changes cost more, or cannot be made at all.
