EU and the euro
No customs, no currency risk and no separate certification when trading inside the EU. The euro was adopted in 2015.
For investors
We are developing one business park: 7,000 m² in Marijampolė, on Via Baltica and half an hour from the Polish border. It is a base inside the European Union for Nordic manufacturers, distributors and investors. Lettable area is set to requirement and fitted out to your drawing.
We reply within one working day, in English or Lithuanian.
Who this is for
You need a hall with power and a floor, not an office with windows. Height, loading and a gate your equipment fits through are what matter.

What we take on
Enquiry and viewing
You tell us the process, area, power and timing. We walk the site and go through the drawings with your dimensions.
Layout and offer
Unit layout, rent and scope of fit-out. If no existing unit fits, we design one to requirement.
Permits and approvals
The council, utility operators and inspection bodies sit on our side of the table, not yours.
Lease
Area, rent, scope of works and handover date are fixed.
Construction, fit-out and handover
We build, then fit partitions, power, gates and floor finish. Handed over with a record and measurement reports.
Why Lithuania
No customs, no currency risk and no separate certification when trading inside the EU. The euro was adopted in 2015.
Construction and running costs below Nordic levels, and in Marijampolė below Vilnius and Kaunas too. The build standard is the same: energy class A.
The Suvalkija region already runs manufacturing and metalworking plants, so engineering and production skills are here rather than an hour away; English in business is the norm.
The same working day as Stockholm and Copenhagen: decisions happen that morning, not the next day.
Common questions
Yes. The lease can be signed by the parent company and later assigned to the newly incorporated entity. Registration in Lithuania usually takes a few working days.
From three years. On longer terms part of the fit-out is included in the rent, so the upfront investment is lower and the monthly cost is predictable.
Yes, and right now it is cheapest: design is still under way. Gate positions, power distribution, floor loading and unit boundaries are all agreed before construction. From signature to handover is about eighteen months.
We are. The council, utility operators and inspection bodies are handled on our side, so you receive premises with valid documentation.

What the reply contains
Tell us the process, the area and the power you need. We come back with an outline layout drawn to your dimensions, the gate and power arrangement and a timescale, and if you would rather see it on the ground, we arrange a site visit the same week.
